Construction design (as needed for building license)

  • Design of construction lot or of construction area, including land lot delineation, situation, outline and layout of existing and designed structures, media, waste disposal and/or removal, transport routes and landscaping.
  • Architectural and construction design, stating the function, the form, and the structure of the construction, its energy and environmental status, also including proposed materials and technologies with reference to the surroundings.
  • Statements, as needed, of particular institutions as to the supply in power, heating, and gas, waste disposal, and conditions of access to water, sewer, heating, gas, electricity and other systems.

Building license

  • Collection of required statements, agreements, inspections and approvals for the project as required by law.
  • Draft of application for building license, collection of other documents.
  • Representation of the Client before authorities.

Contract estimates

  • Overall cost statement,
  • Pre-measurement and contract cost assessment, based on price indices

Detailed construction designs

(as necessary for the realization of projected contract, excluding miniarchitecture and interior design)
  • Designs of lot or area layout.
  • Designs of underground media systems modification.
  • Designs of landscaping, ground mass handling, earthworks.
  • Designs of roads, parking space, other transport elements.
  • Architectural and construction designs of items included in the area organization design. Architectural designs of individual items: projections, cross-sections, facades, listings (of woodwork, metalwork, finishing, interior equipment)

    • designs of trench safety, water pumping, etc..

Tender documentation

  • Selected elements of a construction design as a separate project with technological specifications necessary for specifying the tender subject in accordance with public contract law.

Help with tender procedures

  • Participation in discussions on tender organization. Participation in the selection process.

Authorial supervision

  • On-site supervision of the realization of the contracted work.
  • Participation in technical discussion organized by ourselves, the Client, or the Contractor.
  • Discussion and assessment of modifications to the project at the realization stage proposed by the Client or the Contractor.
  • Advising the Contractor and standing explanation of all doubts at the realization stage.

Client supervision

  • Supervision of the realization as to its conformance to the design and the building license.
  • Quality control of work, construction products, certificates.
  • Endorsement of the particular phases of construction, technical endorsement of systems.
  • Participation in final construction endorsement procedures.
  • Construction work bookkeeping, at the Client’s bidding.

Delivery of construction

  • Supervision and assessment of final delivery conditions as required by law.
  • Help with use consent application.

Representation of the Client in front of the authorities.
